It usually shows up taped to the door or folded into the mailbox. A letter from your HOA, and somewhere in the second paragraph, a phrase like "visible mildew and organic growth on exterior siding" or "roof discoloration inconsistent with community standards."

Then the part that actually gets your attention: a deadline. Usually 30 days. Sometimes a dollar figure attached to what happens if you miss it.

What Your HOA Violation Letter About Siding Actually Means

Nine times out of ten, the letter is about one of four things:

  1. Mildew on siding  — Algae and mold growing in the shaded, north-facing sections;

  2. Roof discoloration" or "black streaks  — Gloeocapsa magma, a hardy algae, not shingle damage;

  3. Stained or discolored driveway — Organic buildup, rust, or oil embedded in the concrete;

  4. Dirty or overflowing gutters — Debris and algae streaking down the gutter face.

Notice the pattern. Almost none of this is dirt. It's living organic growth, and that distinction is the whole reason so many homeowners fail their re-inspection.


The Mistake That Costs People Twice

The instinct is to rent a pressure washer for the weekend and blast it off. We understand the impulse — it feels like the fast, cheap fix.


Two things tend to happen.


First, the damage. High-pressure water on vinyl siding can force water up behind the panels, where it sits against your sheathing and grows mold inside your wall. On older brick, it chews out mortar joints. On asphalt shingles, it strips the protective granules and can void your roof warranty outright. Second, and more common: it comes back. Rinsing algae off the surface doesn't kill it. The root structure stays embedded in the siding pores or the shingle mat. Under Maryland's humidity, it regrows fast — and in our experience it often reappears within weeks, which for a lot of homeowners lands right around the re-inspection date. Now you're looking at a second notice, and this time the HOA has a paper trail showing you were already warned.


What Actually Clears It

Soft washing. Low pressure. Typically under 500 PSI, comparable to a garden hose, combined with professional-grade, biodegradable cleaning solutions that kill the organism at the root rather than pushing it around.


For most HOA letters, the fix is a soft wash on the siding, roof, and gutter exteriors, plus a pressure wash on the concrete driveway and walkways — different methods, same visit, matched to what each surface can safely handle.


Documentation Matters More Than People Realize


Here's the step homeowners skip: your HOA needs to know you fixed it.
